How a Bluetape Pre-Listing Update Turned an Agent's Vision Into a Listing Win

When a Silver Spring townhome risked losing buyers over the lack of in-unit laundry, agent Piers Bocock turned to Bluetape. Together, they transformed a closet into a washer/dryer space, eliminating a common buyer objection and boosting the listing’s appeal.

Piers Bocock was the listing agent for a lovely three-bedroom, end-unit townhome in a sought-after community in Silver Spring, Maryland. The drawback? There was no in-unit laundry, just a few machines in a communal space a brief walk from the home.

According to a 2024 study conducted by the National Association of Homebuilders, and further researched by Kiplinger, 86% of buyers want a laundry room. It was the top answer out of 13 features.

Piers knew adding in-unit laundry would not only broaden the buyer pool but also increase the listing price and limit pushback down the line. A ground floor closet seemed like the perfect candidate for transformation. He needed a partner who could turn his vision into a reality.

Bluetape had recently visited Piers’s brokerage for a lunch & learn. We had promised to simplify the repair process and support agents. Piers decided to put us to the test

The Bluetape Advantage

Ray Williams, a Bluetape field manager, walked the property with Piers, listened to his vision for converting the closet into the laundry space, then confirmed the idea’s feasibility by mapping out the ventilation, identifying safety considerations as well as hurdles and solutions, and determining appliance dimensions.

Piers brought the plan to his client who agreed to move forward. We then:

  • Reframed the closet door
  • Wired a new breaker and line to accommodate the proper appliance outlet
  • Installed ventilation from the closet, through the interior, to the exterior
  • Branched and prepared the water supply for the washer installation
  • Branched and installed the gas line
  • Added a soffit to conceal a duct passing through a bathroom
  • Encouraged the client to shop for appliances at the best price, then we installed them
  • Ensured the washer and dryer functioned with the new connections

The Results

  • Time Protected: Bluetape managed every step — from feasibility to final installation — so Piers could stay focused on his clients and other active deals.
  • Vision Realized: What started as an agent’s idea became a finished, functional, and polished upgrade.
  • Market Appeal Strengthened: The in-unit laundry turned a common buyer objection into a headline feature.
  • Quality Delivered: From new electrical and gas lines to a concealed soffit, the installation blended safety, function, and aesthetics.
  • Client Flexibility Preserved: Sellers were free to shop for appliances, while Bluetape ensured a flawless fit and install.

Bluetape lets me maximize my time. My clients keep their flexibility, and I know the job will be done right and on schedule. It feels like having an extension of my own team.
